Commercial Roof Warranties: What Is Actually Covered?
Read a commercial roof warranty before signing. Compare coverage, exclusions, notice requirements, transfer rules and owner responsibilities.

A commercial roof warranty covers the problems, materials and remedies named in its document, subject to its conditions and exclusions. The headline term tells you how long coverage may run. It doesn't tell you whether labor is included, whether repairs have a dollar limit, or what you must do when a leak appears.
Before comparing warranty lengths, ask for the exact form proposed for your roof. A manufacturer's comparison chart explains its options; the issued warranty, including any addenda, sets the terms for your building. Published options also don't establish that a particular contractor or assembly qualifies for them.

Is warranty length the same as roof life?
No. A warranty describes a contractual remedy during a stated period. Service life describes how long the roof remains useful in its actual conditions. Drainage, exposure, installation and maintenance still matter while a roof is under warranty.
A sound roof doesn't become unusable when coverage expires. Equally, a long warranty doesn't remove the need to inspect and maintain it. The commercial roof lifespan guide explains how condition and service-life references inform planning.
Which types of coverage should owners compare?
Compare the covered causes and remedy first, then the term and financial limits. Manufacturers use different names, so the categories below are a reading aid rather than a substitute for the actual form.
| Coverage description | What to check in the document |
|---|---|
| Material-only warranty | Which defects qualify, whether replacement material is prorated, and whether labor is excluded |
| System warranty or guarantee | Which components and causes of leaks are included, and who pays for the covered work |
| No-dollar-limit guarantee | What counts as a covered repair; the label does not remove exclusions |
| Contractor workmanship warranty | Which installation problems the contractor undertakes to correct and for how long |
| Extended coverage | Additional inspection, maintenance, registration or installer requirements |
GAF's commercial guarantee comparison illustrates how material coverage, system guarantees and extensions differ. An owner may receive separate manufacturer and contractor documents. Keep both and identify who handles each kind of claim.
What do actual guarantee forms show?
The GAF EverGuard Diamond Pledge NDL specimen covers specified leaks arising from manufacturing defects, ordinary wear or application workmanship in the defined GAF materials, without a dollar cap on covered repairs. Non-GAF materials and excluded causes remain outside that promise. It is not a promise to pay for every consequence of a leak.
The GAF Ruberoid/GAFGLAS System Pledge specimen instead includes a stated liability limit. It also names ponding and inadequate drainage among its exclusions. The cited Diamond Pledge form does not contain that same ponding clause. That difference alone isn't proof that a particular ponding-related claim is covered; the complete form and the cause of damage still matter.
These are examples from two specific forms, not descriptions of every commercial roof warranty or a representation that Sundra can offer either one. Read the form and addenda attached to your own proposal.
Which exclusions and owner duties need attention?
Read the exclusions against how your building is actually used. Rooftop equipment, foot traffic, drainage problems and later alterations can all raise questions that a warranty's headline term leaves unanswered.
| Issue | What to establish before signing |
|---|---|
| Covered components | Whether the membrane, flashings, insulation and accessories are included; which materials are excluded |
| Weather and movement | Applicable weather limits, addenda, and exclusions for deck or building movement |
| Ponding and drainage | Whether the form names standing water, plugged drains or failure to maintain drainage |
| Interior moisture | How condensation and moisture entering through walls or other building components are treated |
| Later work | Required approval for solar, HVAC, new penetrations, repairs or other rooftop changes |
| Maintenance | Required inspections, repairs and records, and who is responsible for them |
| Other losses | Whether contents, interior damage or business interruption fall outside the remedy |
In the cited GAF specimens, owners must notify GAF directly in writing within 30 days of a leak; notifying the roofing contractor alone does not satisfy that requirement. They also require maintenance records and impose conditions on transfer to another owner. Other forms may differ. Record the notice method and deadline from the warranty actually issued to you.
Don't assume a missed obligation always has the same result. Ask the manufacturer how the specific condition affects coverage. Questions about interpretation or enforceability belong with your attorney. Review other losses separately with your insurance adviser rather than assuming the roof warranty or an insurance policy will pay them.
What should be checked at proposal and closeout?
At proposal stage, match the named warranty to the assembly and installer being priced. A membrane name alone doesn't describe the full specification; the TPO, EPDM and modified bitumen comparison explains that distinction.
Ask for the specimen form, proposed addenda, registration requirements, contractor eligibility and any required manufacturer inspection. At closeout, keep the issued document, registration confirmation, roof plan, maintenance instructions and inspection records together. Check that the building, installed system and term match what was agreed.
The commercial roof maintenance planning guide explains how to organize the ongoing record. Before later work changes the roof, check its approval requirements and retain written responses.
Compare the roofing scope with Sundra
A warranty term is useful only alongside the roof and work it covers. For a property in Pennsylvania, New Jersey or Delaware, discuss commercial roofing options with Sundra before choosing a proposal by its warranty length.
Bring the existing roof records and the coverage questions that matter to you, including maintenance duties, exclusions and responsibility for later rooftop work.
Request a commercial roofing estimate and tell us whether you are considering repair, restoration or replacement. Ask for the proposed assembly and applicable warranty documents together so you can compare the work and the coverage on the same basis. The specimen guarantees in this article are examples; availability must be confirmed for your project.
