What is a commercial roof coating?
A liquid-applied coating cures into a protective surface over an existing roof. Products differ in compatible substrates, primers, reinforcement, application thickness and warranty requirements. Cleaning and repairs come first; the coating is not a substitute for a sound roof underneath.
When a coating works, and when it can't
Coating may be an option where the existing assembly is suitable and required repairs can be completed first. Wet insulation must be addressed, drainage problems investigated, and adhesion checked against the proposed system’s requirements. Isolated wet areas may be removable and repairable; widespread deterioration can make replacement the more appropriate scope.

Compare complete scopes. A lower coating price is not useful if it omits work needed to make the system perform.
Types of commercial roof coatings
Silicone
Silicone products can offer UV and standing-water resistance, subject to the specific product’s limits. That tolerance does not correct slow drains or roof geometry. Future recoating compatibility, cleaning and slip-resistant service paths belong in the specification.
Acrylic
Acrylic products are another option for compatible roofs. Review the specified product’s drainage, weather, thickness and maintenance requirements before comparing it with silicone.
Urethane
Urethane products may form part of systems designed for particular durability or traffic needs. Confirm the full assembly, including reinforcement, topcoat and designated walkways.
Aluminum
Aluminized coatings are used with compatible asphalt-based roofing. The existing surface and the product documentation determine suitability and preparation.
What does a commercial roof coating cost?
The scope depends on roof area, access, cleaning, necessary repairs, removal of wet materials, drainage corrections, primers, reinforcement and the coating system itself. Compare these items in writing with any repair or replacement alternative. There is no reliable savings percentage for a roof that has not been assessed.

How long does a commercial roof coating last?
Performance depends on the specified product, preparation, film thickness, underlying roof, exposure and maintenance. A manufacturer guarantee describes particular coverage and conditions; its term is not a prediction of service life.
Can you coat over TPO, EPDM, or metal roofs?
Products exist for these substrates, but compatibility is product-specific. Surface condition, prior coatings, primer requirements and adhesion testing determine whether the proposed system is suitable.
Does a roof coating stop leaks?
A properly specified coating can help address suitable surface defects after preparation and repairs. It will not resolve every source of water entry or replace wet insulation. Identify the cause and complete necessary roof repairs before coating.
Is a roof coating a warranty-backed system?
Some coating systems offer manufacturer coverage subject to their installation, inspection and registration conditions. Ask for the exact proposed warranty and confirm eligibility, covered materials, exclusions and maintenance obligations.
When is coating the wrong choice?
Coating is unsuitable when the substrate cannot meet the product’s requirements or underlying defects cannot be corrected within a reasonable restoration scope. Widespread wet materials, structural concerns or extensive deterioration may point toward replacement. A finding of isolated wet insulation does not, by itself, mean every part of the roof must be replaced.
