What is EPDM roofing?

EPDM is a single-ply rubber sheet, usually 45, 60, or 90 mil, installed ballasted, mechanically attached, or fully adhered over the insulation. It comes in wide rolls, which means fewer seams than most systems, and those seams are joined with seam tape and primers rather than heat welding. The standard membrane is black; white-faced EPDM exists where reflectivity matters but at that point TPO usually competes hard for the job.

What does EPDM roofing cost?

EPDM is typically the budget-friendly end of single-ply, and a ballasted installation is the least expensive attachment method going. As with every membrane, the total is set less by the sheet than by insulation scope, deck condition, penetrations, and access, and a qualifying recover costs meaningfully less than a tear-off. EPDM installation and replacement

Ballasted EPDM suits structures engineered for the weight and installs quickly with no membrane penetrations. Fully adhered is the wind-performance pick and the standard on smaller or more visible roofs. On existing buildings, the assessment establishes whether the deck and insulation support a recover or the roof needs a full replacement, and work is phased so the building keeps operating.

EPDM roof repair

EPDM roof repair is mostly a seam and flashing discipline: taped seams age faster than welded ones, so the maintenance rhythm matters more on EPDM than on TPO. Shrinkage at the perimeter, failed pipe boots, and seam lift are the classic finds, and all of them are repairable with primers, cover tape, and patches matched to the membrane. How long does an EPDM roof last?

15 to 25 years, and well-maintained systems in this climate often reach the top of the range. Seam condition is the usual life-limiter, which is why documented inspections pay for themselves.

Is a black EPDM roof a problem in summer?

Over air-conditioned space, the heat absorption is a real operating cost and TPO usually wins the comparison. Over unconditioned warehouses and storage, it barely matters and EPDM's price advantage stands.

Can EPDM be repaired?

Yes, and repairability is one of its strengths. Seams re-tape, punctures patch, and flashings replace, provided the membrane around the repair is still sound. The inspection tells you whether you're maintaining a roof or postponing a replacement.

Ballasted, mechanically attached, or fully adhered?

Ballasted is the least expensive where the structure carries the weight. Fully adhered performs best in wind and looks cleanest. Mechanically attached splits the difference. Structural capacity, wind exposure, and budget make the call, and the assessment documents all three.

Can EPDM go over an existing roof?

Yes when the recover rules are met: dry assembly, sound deck, one existing layer. The moisture scan settles it before anyone commits.
